Who I am?
My name is Tulpar Ata Tık. I was born in Isparta in 1990 and embarked on my journalism career during my time at Isparta Anatolian Communication Vocational High School, where I acquired valuable experience through internships at several newspapers.
I later graduated from the Department of Radio and Television Broadcasting at Süleyman Demirel University (SDU). Seeking broader intellectual development, I pursued a second degree in Geography at SDU. During this time, I enriched my academic journey as an exchange student in Poland, Lithuania, and Hungary.
In 2016, I began studying German Language and Literature at Ege University. This decision was driven by a desire to refine my skills and broaden my perspective. My exposure to diverse international environments greatly influenced this new academic path.
I pursued a master’s degree in Physical Geography at Süleyman Demirel University. In 2021, I volunteered with the Berlin Nature Conservation Association. This was part of the “Der ökologische Bundesfreiwilligendienst” program. My role focused on promoting environmental awareness. I worked primarily with Berlin’s Turkish community.
After returning to Turkey in 2023, I worked as a German travel consultant for TUI. In 2024, I completed extensive training and earned MYK Level 5 certification. I obtained my Master’s degree in Geography from Süleyman Demirel University in 2025, with a focus on climate change. Then began my current role as a Real Estate Consultant
What Led Me to Pursue a Career as a Real Estate Consultant?
In January 2024, the Isparta Municipality declared my home a green area as part of its newly implemented “Zoning Plan.” This decision led me to delve into extensive research, as our neighborhood, where we live since 1844 (the first census in Isparta) comprises houses older than 110 years. During this process, I became deeply acquainted with Zoning Law No. 3194, the Regulation on the Construction of Spatial Plans, and the Turkish Building Earthquake Regulation (TBDY) 2018.
While studying zoning plans, I discovered that numerous public institutions are involved in their preparation. These include the Isparta Governorship, Isparta Municipality, the Provincial Directorate of Environment, Urbanization, and Climate Change, Provincial Directorate of Agriculture, State Hydraulic Works, the Antalya Regional Board for the Protection of Cultural Assets and the General Directorate of Nature Conservation and National Parks. Between January and October 2024, I submitted approximately 130 petitions to these institutions. I realized that being informed was essential to express opinions or take effective actions. This approach provided a solid, fact-based foundation for my research.
Through this nine-month process, I unexpectedly discovered my passion for real estate. Reflecting on my journey, I recognized that Real Estate Consultancy offers an ideal avenue to apply my diverse qualifications—including Geographic Information Systems, Geology, Geomorphology, Climatology, Settlement and Population Geography, Sustainable Development, Quaternary Studies (spanning the last 2.6 million years), as well as photography, videography, and my fluency in English and German.
Ultimately, I concluded that Real Estate Consultancy is the most suitable field where I can integrate my skills and experiences to make a meaningful impact. This realization inspired me to pursue a career in this dynamic industry.
Direct Communication Without Implications
To ensure efficient use of time and minimize misunderstandings in communication, I believe in adopting a direct approach, free of implications—commonly associated with low context cultures-. Given the vastness and cultural diversity of Türkiye, understanding the local nuances of every individual’s background can be challenging. Therefore, I have embraced this straightforward communication style as a personal working principle. Some might even compare it to the Dalio Principles in its emphasis on clarity and transparency.
Why is Real Estate So Important
The significance of real estate extends beyond mere shelter—it directly impacts our health and wellbeing. Health issues such as cancer, obesity, asthma, and mental health disorders can often be traced back to the quality of the housing environment. To prevent or mitigate these concerns, the strategic location and thoughtful design of residential properties in zoning plans are critical.
Furthermore, real estate investment is an essential tool for safeguarding accumulated wealth. Although many in our society view gold as a hedge against inflation, this belief is, unfortunately, misguided. On the other hand, non-residential real estate stands out as one of the most robust investment vehicles, particularly given the scarcity of new supply in this sector.
